REFUNDS: No appliances are guaranteed. There will be no refunds on appliances, power, water or TV failures. We try to keep these in good working order and any failures will be repaired as quickly as possible during our working hours. There is no refund on unused firewood or early check-outs. CANCELLATION POLICY: Your deposit (prepaid rent and security deposit) is refundable should the reservation be cancelled at least 60 days prior to arrival date. Should you cancel during the 60 days prior to arrival, you would forfeit the prepaid rent and applicable tax. Top
CLEANING FEES: There is a one time cleaning charge, from $50 to $95, per unit, (NOT OPTIONAL). This provides an ample supply of towels and linens and cleaning on departure. NOTE: should housekeeping find the house in an unacceptable condition, photos will be taken and additional charges will be charged to your Security Deposit and/or other. SPA FEE: For the safety and enjoyment of our guests, your hot tub will be drained and cleaned between the hours of 6AM and 11AM the morning of your departure date at a charge of $40.00 - $60.00. Your cooperation will be appreciated. For arriving guests, this might necessitate a delay in using the hot tub on the first evening of your stay. We apologize for this inconvenience, but have put your safety first. Top
FORMS OF PAYMENT: We accept personal checks, traveler cheques, money orders, Mastercard or Visa. Personal checks and money orders need to be in our office within 7 business days after making the reservation. Should you wish to use a credit card, you will also have to mail a check for the Security Deposit, due within 7 business days of making the reservation. DEPOSIT: The deposit (prepaid rent) will go toward your rent with balance being due one week prior to arrival. Your deposit is refundable should the reservation be cancelled at least 60 days prior to arrival date. This is not to be confused with your security deposit. One days rent for reservations less than one full week, 2 days rent for reservations of a week, and 1 weeks rent for reservations of a month. RATES: We offer seasonal rates ranging from $45 to $300 per day, $250 to $2000 per week and $800 to $5,000 per month. See individual unit rate page for detailed rate breakdown. Additional charges for cleaning, units with spas, firewood and cribs. Top

CHECK-IN TIME: Check-In is 2:00pm or thereafter if unit is cleaned. All guests are requested to check in between 2pm and 5pm. Click on 'Late Arrival' for additional instructions. Top
***Peak weekend check-ins should expect delayed check-in times. Maps and keys will not be given out until the unit has been cleaned.*** CHECK-OUT TIME: We must insist on a check-out time of no later than 11:00am. NO EXCEPTIONS. We must have time to ready the unit for the next guest. Keys must be returned to our office upon check-out to insure a full refund of the damage deposit. Guests not out by check-out time will be charged one day's rent plus NC taxes, should unit be available. SORRY, no refund on early check-outs. Top
EVICTION: According to Section 42A-23 of the North Carolina Vaction Rental Act, a tenant staying for 30 days or less, may be evicted in an expedited eviction proceeding if the tenant does any of the following: (1) Holds over possession after his or her tenany has expired; (2) Has committed a material breach of the terms of the vacation rental agreement that, according to the terms of the agreement, results in the terminiation of his or her tenancy; (3) Fails to pay rent as required by the agreement; (4) Has obtained possession of the property by fraud or misrepresentation. MAPS & KEYS: Should you be meeting others coming from various directions for your vacation, please request additional maps and keys to be provided to them. It will be your responsibility to provide them with check in procedures. Top
LATE ARRIVAL: We will be happy to leave a packet containing keys and directions to units for any guests arriving after our office is closed, provided they have paid their rental balance and tax in full and have submitted a signed lease agreement to us prior to their arrival date. The packet will be located in the lock box beside the front door of our office. CALL 3 days prior to check-in for the code to the lock box and notify us of the number of cars picking up keys and a packet. It will be your responsibility to provide your guests with the code and check in procedures. Top
PETS: Most units do not allow pets. For the few that allow pets, there will be an extra NON-REFUNDABLE FEE PER PET OF $50.CHARGED. Pet owners or Lessees are financially responsible for damages caused by their pet. IF A PET IS TAKEN INTO A HOME ADVERTISED AS "NO PETS", OCCUPANTS WILL BE EVICTED WITHOUT REFUNDS UNLESS PRIOR ARRANGEMENTS WERE MADE WITH THE AGENCY. Click on 'Eviction' for additional information. FIREWOOD: $10. per day; $50. per week; for additional periods per quote from office. There is no way to measure firewood for your use, therefore it is not to be taken when you leave or given to another unit. Should you need additional firewood during your stay, you should call the office as early in the day as possible. Firewood is not delivered after 2:00pm and is not delivered at all during the weekend. SORRY, no refund on unused firewood. Kindling is not provided. Fire starters may be purchased at our office or area stores. Top
RETURN CHECK FEE: There is $25.00 per check fee for all returned checks. We will either add this to your charges, or charge your Security Deposit should your check be returned after your departure. Click on 'Security Deposit' for additional information. Top
WEATHER STATEMENT: During your winter visits, stay tuned to TV/Radio/Weather stations for storm warnings or watches. Depending on the severity of the storms and your location, it is your responsibility to take necessary precautions. We will assist if possible and/or give you names of wrecker services in the area. 4-Wheel drive is "always" good to have from mid December to mid March. Top
ROUTINE MAINTENANCE: It may be necessary for us to enter the unit during reasonable hours to perform minor repairs. Tenant not required to be on premises. Top
SUB-LEASING: It is against policy for you to sub-let your unit. Example: Should you reserve a unit for a month, it is expected that you will be staying there, not you for several days, then your neighbor, relative, employees, etc.. for several days or weeks to make up the month. Should you have a question regarding this, PLEASE CALL THE OFFICE PRIOR TO YOUR ARRIVAL. Top
SECURITY DEPOSITS: All reservations require a security deposit, which will be refunded within 45 days of check-out, after condition of the unit and its contents have been verified. Should you pay with a credit card, you are required to mail a check within 7 business days for the Security Deposit. Deposits may be used to repair damages, replace missing contents, or to reimburse owner or agent for expenses resulting from agreement violations, such as phone calls, internet charges, movie charges, check fee, trash left in unit, dirty dishes left, or unacceptable condition of unit on departure. PLEASE REPORT ANY PROBLEMS OR DAMAGES IN YOUR UNIT THE DAY OF CHECK-IN. IF NOT REPORTED, WE MUST ASSUME THESE OCCURRED DURING YOUR OCCUPANCY.1.) Do not use this for phone calls. We do not get the bills; 2.) ALL TRASH MUST BE REMOVED FROM UNIT; 3.) DISHES TO BE WASHED AND PUT AWAY CLEAN; 4.) Check will be payable to party on confirmation and will be refunded within a 45 day period from date of check-out. Top
TRASH: A dumpsite is provided by our office for your convenience. ALL TRASH MUST BE REMOVED FROM YOUR RENTAL UPON DEPARTURE. Haywood County does not provide curb-side pick-up. Click on 'Security Deposits' for additional information. Top
PHONE: The phone number to your unit is listed on your confirmation in the section that says "ABOUT THIS UNIT". Most units have long distance phone blocks and will require a long distance calling card. LOCAL TOLL CALLS include calls to all cities outside Haywood County, including Asheville, Cherokee, Dillsboro, Franklin, Hendersonville and Sylva. Should you "slip" and make long distance calls or toll calls, please leave an approximate amount prior to departure with the office. Please, NO LONG DISTANCE OR TOLL CALLS are to be charged to the owner's phone. Directory Assistance calls are $.75 each and are to be paid prior to departure also. SECURITY DEPOSITS ARE NOT MEANT FOR PHONE CALLS DISCOVERED AFTER DEPARTURE. Should the owner receive calls for local toll calls or long distance calls that exceed the amount left, you will be billed for the additional amount plus a $15. service fee. Top
INTERNET ACCESS: If you are planning to be online during your stay, you will need to set up an account with a local provider. MESSAGES: All units are equipped with a phone. The phone number is printed on your confirmation. Messages may be received through and picked up at our office. WE DO NOT DELIVER MESSAGES, except in cases of extreme emergency (death, accident, or serious illness). Emergency calls after hours should be directed to the Haywood County Sheriff's Department (828) 452-6666. Be sure to leave the name of our firm and the name and phone # of your cottage with someone who might need to reach you. Top
TENANT RESPONSIBILITIES: Each rental unit is nicely furnished to reflect the taste of the owner. They include dishes, linens and cookware. You provide all paper products, trash bags, soaps and light cleaning supplies. You are required to wash and put away all dishes, remove any/all items from refrigerator, and remove your trash (a dumpster is located by our office for your convenience). Should you have any special requirements such as particular bed sizes, air conditioning, etc.., it is your responsibility to request these items. Changes of units upon arrival will cause a forfeiture of deposit. We ask that each unit be treated as if it were your own. Do not rearrange the bedding or furniture. Heritage Rentals will not be responsible for any items left in a cottage by a tenant. If Heritage Rentals is requested by tenant to pick up and return any item left in a cottage, items will be returned by mail, C.O.D., plus a service charge of $15.00. FIREPLACES, CAMPFIRES: Please make certain your fireplace damper is open before lighting a fire and closed when leaving the unit. NO CAMPFIRES unless owners have already designated a prepared campfire spot. Remember, you are on private property. Top
HEAT: Baseboard heat is not the fastest way to heat the cabin. That's why most of the cabins have fireplaces. It is not necessary to place the dials ALL on the comfort zone. When you leave the cabin, please check the thermostats and leave on a sensible degree for your return and ALWAYS AT 55 DEGREES IN THE WINTER MONTHS. Top

STAFF EMERGENCY NUMBERS: Home numbers are posted on the Lock Box located on our front porch. Please use these numbers ONLY IN EMERGENCY SITUATIONS THAT CANNOT WAIT UNTIL OFFICE HOURS. THERE WILL BE A $20.00 FEE CHARGED IF OFFICE STAFF IS NEEDED AFTER HOURS FOR MAPS OR KEYS LEFT IN THE HOUSE. Top
MOBILE SLEEPING UNITS: NO mobile sleeping units are permitted at the units for additional housing. Top
GENERAL STATEMENT: All information contained herein is considered to be accurate and truthful. NC VACATION RENTAL ACT: THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THE AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THE AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THE PROPERTY FOR A VACATION RENTAL.
